After just checking through all of the first two pages of results for search phrases Flagstaff MLS and Flagstaff Real Estate in google, this site is the ONLY one that has up to date information. No other site, not even Realtor.com is downloading new data from our new MLS.

Its been a long couple of days making NickCosper.com compatible with the new MLS. I've done a little redesign to make the listing detail pages more concise, photos are easier to access and will also be compatible with the new MLS's ability to provide Hi-Res photos. All the listings are as up to date as the MLS, be confident when you search my site. I am sure that very few other sites out there will be current with listing since this process is not an easy conversion.
I have also added a property class to the site for Rentals. I am not handling rentals but I am including the rentals in the searches, maps, and rental link with all details on how to contact the agent that you need to speak with for more info.

Northern Arizona Association of Realtors has decided to switch to an entirely new MLS system. Which this may not seem like to big of a deal it is a little daunting in terms of how my site interacts with the MLS.
There are a lot of unknowns until I am able to get into the system. I am hopeful that everything wil transfer over perfectly however there is a chance that there could be some problems with users favorite listings and/or searches. I doubt that anything else will be effected but there could be some issues mapping things over from one system to another in how they interact with my site. I will do my best to make sure that there are no issues with the listings that you have selected as your favorites but just in case you may want to just print out your favorites list.
We may also experience some downtime between 2-21 & 2-24. I do all of the website programming myself so I am planning to to a majority of the work late in the evenings so that a majority of users are not effected. Please come back if you do happen to catch my site while it is unreachable!

Holy Cow! There are no listings in mls.....
Ever increasing demand and the inability for many homeowners to list their homes has created a shortage of listings in the Flagstaff MLS. Buyers are taking advantage of historically low interest rates and sellers are seeing that prices are finally on the climb. The need for an experienced buyers agent is truly showing itself again.
As of 1-31-13 my website showings 1281 total listings in MLS. This may seem like a lot but at this time last year there were at least 2,300 listings in mls.
This 1281 total listings are broken down into all categories of real estate and cities.
- Only 465 are Single Family Homes
- Only 317 are Single Family Homes that are not under contract
- Only 214 are Single Family Homes, not under contract, and have Flagstaff Addresses
- Only 39 are Single Family Homes, not under contract, are in Flagstaff, and are between $200,000 and $350,000!!!
Just two years ago we were seeing 70-80 homes on the market in just Ponderosa Trails, now there are only 39 available in the most common price ranges in all of Flagstaff. If you are looking to purchase one of these homes, you need my help! Don't rely on an agent that responds in a day or two, don't rely on yourself to check my website every couple of days. If you do, you will miss out on the prices that we are seeing. Prices are jumping up, and with this little supply, and high demand prices will only continue to increase.
So why aren't more homeowners listing their homes?
- Many sellers are waiting for better prices. If they don't need to sell most are not.
- There are a lot of home owners that have negative equity (upside-down). If they are not in a financial and verifiable hardship they cannot qualify for a short sale. Their only other option is to make up the difference in cash to the balance of their mortgage, which most people have no interest in doing.
- Banks are allowing people to stay in their homes longer than they have in the past if they are behind. There are about 1/3 of the number of short sales and foreclosures on the market as their was 1 year ago, many of the mortgage problems are not showing themselves in the same way as before.
With the limited potential of homeowners selling their homes every home that hits the market is seeing incredible activity. As a buyer you better have some type of an advantage over others. Developing good strategies to get your offer accepted is critical. Most agents will just write up your offer and send it over. I think we need to do more, let's figure out a way to bring your offer to the top of the sellers list!
Without the skills of a good agent many buyers are missing out on homes that are sold within 24 hours of hitting the market. Buyers don't have the time to check my website constantly so by they time they see many listings they are already sold. Call me or email me and we will get to work finding your home in Flagstaff!

Flagstaff is experiencing an interesting Real Estate Market this spring. Interest rates are at record low numbers, prices are very low and signs of a change are prominent. In recent months the number of buyers have increased dramatically, the inventory has plumbeted and the market is changing. With the influx of buyers and the possible potential of limited inventory prices should start to slowly climb. Supply and demand should make for an appreciating real estate market in Flagstaff fueling a much better overall real estate market. Buyers should pay close attention to these changes and take advantage of the prices that we currently have.
Inventory will likely not increase dramatically as buyers should continue to snatch up well priced listings and with the number of homeowners that have negative equity that do not currently qualify for a short sale, there just aren't as many homes that can be sold as there are buyers that would like to purchase. As a buyer this is as important of a time as ever to have an experienced and available agent on your side. Knowing about the listings as soon as they hit the market is critial to ones success. It is very common that listings are pending with 24 hours right now, and even when making an offer the potential of competing buyers is high. Thank you Rebecca for pointing out that my registration Captcha system wasn't working. I am not sure how long visitors haven't been able to register but the registration page is now working and you shouldn't have any problems creating an account. I wish I didn't have to have the Captcha system enabled, but there are just way to many robots trying to register accounts on the internet.

I just revamped the search function of the site! Now you will see how many listings still match your selected parameters. This updates dynamically as you select parameters in your search. For example if you chooce Condos on a Residential Property type search, you will now be able to see how many are active, pending etc in the status field. You can narrow down your results and see how many results the search will return.
In Addition, I added many very detailed search parameters to each search type. You can really narrow down your results. This is now the most detailed Flagstaff Real Estate Search you will find!
